Seeking offers for West Approach, a Mixed-Use Development District
DENVER – Feb. 3, 2022 – Denver International Airport (DEN) is seeking offers from qualified developers, investors, and users for both hospitality and retail development near its Final Approach facility through one or more long-term ground leases.
The area under development, called the West Approach, is a mixed-use development district, and part of Denver’s Global Gateway – an expansive development surrounding the airport, encompassing approximately 16,000 acres. Denver’s Global Gateway is the largest commercial land opportunity connected to any airport in the United States.

The West Approach mixed-use development district comprises approximately 26 developable acres located at the intersection of Peña Boulevard and North Gun Club Road. The district is available for hospitality, retail and/or office opportunities. The district features unique outdoor spaces with views of the dynamic operations of the airport, the natural prairie landscape, and the Rocky Mountains. The north-south orientation of streets and public spaces highlights aviation vistas, including signature plane spotting opportunities. CBRE is representing DEN in marketing the opportunity.
“West Approach is one of the premier districts at DEN and is shovel-ready for commercial development. The location is a strategic fit for retail, dining and hospitality, with high-visibility frontage along Peña Boulevard, 100,000 vehicles passing the site each day, and 35,000 DEN employees based nearby,” said Karlen Beitman, regional manager with CBRE’s Public Institutions and Education Solutions group.
DEN is seeking offers for the entire site for a master-planned development or for hospitality and/or retail development on any available land parcels. The site benefits from outstanding visibility, high daily traffic counts, and proximity to the largest employer in the Rocky Mountain region.
In alignment with DEN’s Vision 100, offerors must submit a proposed Equity, Diversity, and Inclusion (EDI) Plan that meets the requirements set forth in offer instructions. The proposed EDI Plans will be scored in the selection process. The MWBE goal established for this opportunity will be determined after a successful Offeror and development Offer are identified.
